The Listing Process

 

1. Define


An initial consultation with you at the property is the first step. This allows me to not only see your home, but to also meet you, discuss your goals, and properly evaluate the properties value. As we explore together, we discuss your real estate, financials, and if applicable, your familial goals.

 

2. Evaluate


Once you have made your decision on a Realtor, I prepare a detailed analysis of your home based on your immediate market area, the market climate, and the level of motivation. I explain in detail what to expect going forward, including professional photographs and possible staging. We will then review a proven marketing plan for our success.

3. Stage & Photos


How a home looks and feels in person is different to how a home looks and feels in photos, and online. I’m an expert at knowing how to properly “set the stage” to attract buyers online and transform it into a sale. Once the property is ready, we bring in a professional photographer to capture it at its best - then it’s on to marketing.

 

4. Advertising


Your property needs to be properly advertised to receive the largest audience and generate the most interest. My marketing strategy is proven and comprehensive. We use today’s best online tools to promote your listing, including posting it to the MLS with professional photos as well as the ever popular Twilight photos, propagating the listing across all of the internet’s real estate sites (Zillow, Trulia, Realtor, and more). We also use Facebook to promote the listing to target audiences, post the property onto our multiple websites, as well as in our window on Beach Dr. The list does not stop there. My goal is to secure you an acceptable offer as soon as possible.

5. Negotiations


When an offer (or multiple) is received, we review the terms and conditions of each offer with you. Many think, “we’ll just take the highest offer”, but the highest offer may not always be the best offer. There are dozens of elements that are important to the strength of the offer to actually make it to the closing table. I make sure you understand each element clearly, and stand ready to support your value when it comes time for the appraisal.

 

6. Closing


My goal is to have made this process seem effortless to you, and that the final day is to be one of joy and celebration.
